Standard Letting Fees

The set up fee includes agreeing the market rental value along with finding a tenant in accordance with the landlord’s guidelines. We will effectively advertise the property through a wide range of portals, social media and our website. A board will be erected in line with Country Planning Act 1990. We will advise on any refurbishment whilst providing guidance on compliance. A tenant's referencing check will be undertaken including credit status, current or past employer, current or previous landlord and any other information required to assess the suitability of an applicant. Where necessary a Guarantor may be required, the cost for this is also included. We shall carry out Right To Rent checks on applicants and any other adult occupier of the property.

Tenants' Deposit

All tenants' deposits must be registered and held in a Government‐authorised Scheme. We will register the landlord and tenant details and protect the security deposit. Within 30 days of the tenancy start date we will provide the tenant(s) with the Deposit Certificate and Prescribed Information.

When a tenancy has ended we will arrange an appointment to conduct an inventory. If any issues have arisen we will negotiate with the landlord and tenant(s) any disbursement of the security deposit. The deposit would be returned to the agreed parties, remit any disputed amount to Scheme for final adjudication.

Renewal Fee Landlord’s £100.00

At the end of a tenancy, if both parties agree to stay another term we will renegotiate the contract, update the terms and arrange a new tenancy agreement.

It is important to have a thorough and detailed inventory which serves a number of vital functions, including providing a catalogue of the let property, an unbiased record of its condition and any items included in the tenancy. It forms part of the legally binding contract between tenant and landlord.

Gas Safety Certificate £100.00

The Gas Safety - Under the 1998 Regulations all new let or managed properties must have a valid gas certificate at the start of any tenancy which must be updated annually for safety. Clarkes Property Consultants can appoint a Gas Safe Engineer who can do this before or during a tenancy.
