The industry recommends that you get free independent valuation to ascertain its worth together with comparing the service and fees. So you can choose which company will work best for you.

What’s does it cost to move?

Not only would you have selling fees ,Stamp duty, Removals but there are other factors to consider. The legal fees, removal and any other costs that are associated with your move. Knowing these costs in advance could be the difference between you moving sooner or later.

Before the Viewings

Don’t let all your hard work go to waste, the most common mistake to put off for buyers are untidy exteriors, dirty kitchens and dirty bathrooms. Work with your company so it allows you time to prepare your property for potential buyers

Depending on your preferences you may opt to conduct your own viewing or you may ask your company to conduct them for you. Make sure that the company does offer virtual viewings as well.

Most viewings today can be done virtually, but physical viewings still take place under strict government guidelines.

Both solicitors will contact each other to confirm they are acting for their clients. Once the buyer’s solicitors have received the draft contract, they will perform searches of Land Registry , Environmental and Local Authority information which will check for planning history, any potential developments around the area, drainage and mining near the property. They will also, ask your solicitors to confirm what is included in the sale, the boundaries, any disputes and any alterations that have been made.

FINAL BITS

The survey

Your buyers will arrange for your property to be surveyed. There are two general types of surveys that a buyer may opt for. One is conducted by the buyer's mortgage lenders where they confirm that the property is worth the amount they are being loaned. The second type is a property survey where they would look for defects along with the value.

Signing/Exchanging Contracts

Once the solicitors have finished with their inquiries they will get all parties to sign their contracts in readiness for the last hurdle.

Your solicitor will confirm they have received your buyer's deposit along with the signed contract sealing the deal, which will bind both parties to the sale and purchase.

Agree the moving date

Our solicitors will agree to an exchange of contracts and a completion date on your behalf that suits all parties involved. At this stage ensure you have made some provisional arrangements for any removals or clearance that may be required.

WELL DONE COMPLETION

All hands on deck, make sure you have booked your removals, or clearance if required. Contact your utility companies to cancel your contracts and provide them with your last meter reading, also if necessary you can have Royal Mail to redirect your mail to your new address.
